Mortgage Advisor

The expert who will save you tens of thousands on your mortgage

An independent mortgage advisor secures optimal mortgage terms on your behalf and guides you through every step.

🔑 What does a Mortgage Advisor do?

An independent mortgage advisor (not a bank employee) is the expert who will guide you through the entire mortgage process. They analyse your financial situation, build an optimal mix of interest tracks, approach multiple banks on your behalf, and secure the best offer available. They also explain every option in plain language and help you understand exactly what you are signing.

⏰ When will you need one?

  • ✓Before searching for a property (to get pre-approval)
  • ✓After completing price negotiations on a property
  • ✓When finalising the mortgage

💡 Why are they important?

The average mortgage in Israel is at least ₪1,000,000 over 20–25 years. A difference of 0.3% in the interest rate on ₪1,000,000 over 25 years is worth approximately ₪50,000–₪70,000 over the life of the loan. A good mortgage advisor returns their fee (usually ₪3,000–₪7,000) many times over.

⚠️ What is the risk of skipping?

Taking out a mortgage directly from the bank without independent advice can cost you: a loan track mix that is not tailored to your needs, a higher interest rate than necessary, and a track that does not suit your investment horizon. The bank continues to profit from an unrefined mortgage — an independent advisor works against that interest.

✅ How to choose a good Mortgage Advisor?

Look for an advisor with at least 5 years of experience. Check reviews from previous clients. Make sure they are not affiliated with a specific bank. Ask how many banks they will send your application to. Find out whether they receive commission from the banks — and if so, whether this creates a conflict of interest.

❓ Questions to ask before hiring

  1. 1
How many banks do you approach on my behalf?
  2. 2
Do you receive commission from the banks?
  3. 3
What loan track mix do you recommend and why?
  4. 4
How many mortgage consultations have you conducted in the past year?
  5. 5
What is your fee, and what does the service include?
  6. 6
What happens if interest rates rise by 2% — how much will my repayment change?
  7. 7
Will you accompany me through the mortgage document signing stage?

🚨 Common Mistakes

  • ✗Going directly to their main bank without checking other offers
  • ✗Not understanding what the interest tracks mean and signing without knowing
  • ✗Choosing the lowest monthly repayment without understanding that far more interest is paid
  • ✗Failing to run a simulation of a rate increase
  • ✗Forgetting to factor life insurance and structural insurance into the total monthly repayment
