How to Interpret the Results
Gross yield below 2%: Too low — the property likely cannot generate positive cash flow even without a mortgage.
Gross yield 2%–3.5%: Israeli market average. Cash flow will definitely be negative if there is a mortgage.
Gross yield 3.5%–5%: Good yield relative to the Israeli market.
Gross yield above 5%: High — typically the periphery, a special property, or a good-price purchase.
Remember: rental yield is only one part of the story. The potential for long-term property appreciation is an equally important factor.
