Real Estate Broker / Hunter
Saves you time and finds deals you would never have found alone
A buyer's agent or property hunter searches for properties on your behalf — including off-market opportunities.
🔑 What does a Real Estate Broker / Hunter do?
A property hunter (buyer's agent) is a professional who searches for properties that match your criteria on your behalf. Unlike a selling broker (who represents the seller), a hunter works exclusively for you: analysing the market, finding suitable properties, screening them, negotiating the price, and accompanying you through the process. In Israel this is a relatively new profession, but it is gaining increasing recognition.
⏰ When will you need one?
- ✓When searching for a property in a competitive market
- ✓When you lack the time or knowledge to search independently
- ✓When looking for off-market deals
💡 Why are they important?
In a competitive market, good deals disappear within hours. A hunter who knows the market and the area well can identify opportunities before they are listed publicly. In addition, a professional negotiator can secure a price reduction that significantly exceeds the hunter's fee.
⚠️ What is the risk of skipping?
Without guidance, you may: miss opportunities, pay above market price, or buy in the wrong area. In hot markets like Tel Aviv and the centre of the country, the average buyer faces 15–20 property visits — and still pays above market.
✅ How to choose a good Real Estate Broker / Hunter?
Look for an agent with local expertise in your target area. Ask how many properties they have found and closed in the past year. Ask whether they work for you exclusively (not also for sellers). Ask what is included in their service: property search only, or also accompaniment through negotiations and signing?
❓ Questions to ask before hiring
- 1Do you work exclusively for buyers, or also for sellers?
- 2How many properties have you found for buyers in the past year?
- 3How well do you know the area where I am looking?
- 4Will you also accompany me in negotiations?
- 5What is your fee, and when does it apply?
- 6Do you have access to off-market properties?
🚨 Common Mistakes
- ✗Working with an agent who also represents the seller — an obvious conflict of interest
- ✗Not defining criteria clearly before beginning the search
- ✗Paying a hunter's fee without agreeing on what the service includes
- ✗Expecting the hunter to replace all your own judgment
